What are the fees for applying?
An application fee applies to each applicant over 18, along with an administrative fee per household.
What are your application requirements?
Our rental criteria includes income verification, credit, criminal background, and rental history screening. For complete qualification requirements and policies, please review the Rental Criteria.
Is the application fee refundable?
Application fees are non-refundable. Administrative fees are refunded only if the application is declined or canceled within 72 hours of submitting the application.
What documents will I need to apply?
To complete your application, you will need a valid government-issued photo ID and proof of income. Please refer to our Rental Criteria for accepted forms of income verification and additional qualification details.
What lease terms are available?
We offer lease terms ranging from 7 to 18 months.
What is required to reserve an apartment?
To reserve your new home at Mosby Citrus Ridge, you must complete the rental application and pay the application and administrative fee.
Pricing & Fees
What utilities am I responsible for?
Residents are responsible for water/sewer, electricity, trash services, and internet. Water, sewer, internet, and trash services are paid in addition to the monthly rent; electric is paid directly to the service provider.
What additional monthly costs may apply beyond rent?
Optional monthly fees include renter’s insurance, pet rent, and a garage rental.
Do you require renter’s insurance?
Yes, renter’s insurance is required for all residents. Our leasing team can provide additional information about coverage requirements and available options.
Do you offer flexible rent payment options?
Mosby Citrus Ridge is partnered with Flex to offer flexible rent payment options for qualifying residents. Ask our leasing team for more information on how this program works.
Is a security deposit required?
A security deposit is required. A one-time pet fee applies, if applicable.

Are there breed or weight restrictions?
Mosby Citrus Ridge allows all dogs and cats, regardless of breed or weight.
How many pets are allowed?
Residents are permitted up to three (3) pets per household.
Is there a pet fee or pet rent?
There is a monthly pet rent, and a one-time pet fee applies. Please contact our leasing office for complete pet policy details.
Do you have a dog park or pet amenities?
Mosby Citrus Ridge has a dog park, dog spa, and plenty of green space that’s perfect for walks. We’re also located just 5 minutes from the Northeast Regional Park.

Mosby Citrus Ridge has a 24-hour fitness center, swimming pool with an outdoor grilling station and fire pit, coworking space, dog park, dog spa, and clubhouse with a back porch lounge area.

Yes! We regularly host resident events and community gatherings. From pool parties and bingo nights to paint-and-sips, coffee mornings, seasonal celebrations, and pet-friendly events, there’s always something fun happening around the community!
Do you have package lockers?
Yes! Our community features 24/7 package pickup lockers for secure and convenient package pickup.
Does the community have garages or storage spaces?
Our community has garages that are available. Additional storage spaces are also available, both at an additional cost per month.
Is there emergency maintenance service?
We offer 24-hour emergency maintenance services.
What is the resident and guest parking policy?
Parking is first-come, first-served, with guest parking available. Garages are also available to rent.

Mosby Citrus Ridge is a smoke-free community, and we do not allow smoking/vaping on the property.

Mosby Citrus Ridge is conveniently located near a variety of outdoor recreation opportunities around Davenport. Residents can enjoy walking, running, and biking trails at nearby Northeast Regional Park, along with sports courts, lake access, and a dog park. Additional outdoor destinations, including Disney Wilderness Preserve and Shingle Creek Regional Park, are also within a short drive of the community.
How close are you to Downtown Davenport and Orlando?
Mosby Citrus Ridge offers the best of both worlds, with Downtown Davenport just 15 minutes away and Downtown Orlando approximately 30 minutes from the community, making it easy to enjoy everything from restaurants and shopping to events and nightlife while still coming home to a more relaxed setting.

Because school zoning may change, we recommend verifying attendance information directly with Polk County Schools. Our community is also a 30 minute drive from University of Central Florida.
